I believe, and my results have proven, that professional representation is not only necessary but absolutely essential when purchasing a property. Sydney is the second most competitive market in the world after Hong Kong, where it is considered the norm for a buyer to employ the services of a Buyers Agent, and to have their best interests represented during the process of their purchase.

I provide two varying levels of representation to my clients. Please see below for more information. 

1. Full-Service Property Concierge

This tailor-made, comprehensive purchasing solution provides you with a platinum level of concierge service built entirely around you, your requirements and expectations. Every element of your property search; from discovery, research, negotiation and exchange is undertaken by me. 

My representation begins upon instruction; firstly by providing unfettered access to a range of off-market, and pre-market properties unavailable on the open market. Along with some of Sydney's most secretive addresses, I also inspect on market properties, those going to auction, and private residences (not currently for sale with an agent). Each property inspected is detailed in a weekly report, including a video tour if required. A weekly shortlist of the very best properties will be provided for your consideration, and private inspections will be arranged with the agent at your convenience and accompanied by me.

Ignoring the incorrect or confusing guide prices provided by agents, I will supply extensive price research on your chosen properties; with my findings highlighting the true value. Should the property be part of a managed block, I will also arrange for a strata report or for the company constitution to be reviewed. 

Once negotiations begin, I will implement the best possible strategy to ensure a smooth transaction for you. I will drive the negotiations with the agent, protecting your interests, and ensuring we exchange contracts at a price that remains low and in your favour, and with terms and conditions that benefit you.

I will continue to oversee and manage the purchase process, right through to pre-settlement inspection and finally, the handing over of keys on settlement day.

This concierge service is suitable for all buyers: first home owners, ex-pats or those wishing to return to Australia, investors, large families, or down sizers who wish to move on their terms. 

2. Negotiate and Evaluate

Have you already found your dream home but want to ensure you buy it at the right price? Are you overseas and have seen a property you like but need someone to seal the deal? Maybe you're close to securing that great investment but want someone to ensure your money is going into the right place?

If you already have a property in mind, but want someone to take over the reigns, having a buyers agent represent you is the only way to beat out the competition, stop the auction and buy the property out from under the other contract holders.

With my representation, I will inspect the property (should you be overseas, I will of course do this in your absence, and provide a thorough report on my findings versus what has been advertised online).

Following the inspection, I will begin liaising with the agent and formulating a plan to purchase the property prior to auction, in isolation from competing contract holders.  

I will run point on this entire process, providing extensive expert support, a true and honest appraisal of the property compared to what the agents guide price is, and along with this my supporting price research and evidence.

Once we have decided to move forward, it is important that I work with your lawyer and review the strata report or building constitution; or that I arrange for a building and pest inspection (usually the very same day) to ensure your money is being put into the best possible property.

Following this I will formulate multiple buying strategies to secure the property prior to auction, driving all negotiation with the agent, and finally, exchanging the contracts quickly to ensure you not only save money but that you also win the property
